Author: benjamin

As a rent payer, you got tired of the limitations that this status forces you to and you want to get in the select group of first home buyers. Everyone is telling you that you should be much better off with a house of your own and you incline to agree with them. And there are indeed a few very strong reasons why you should buy a house of your own.

First of all, you will be the proud owner of your own house, which means that you can do whatever you want with it, including painting it in the colors you want, designing it the way you want, etc. Then, there are the property tax deductions which you can only be eligible for if you are a first home buyer. Everything is pointing you in this direction. Now, how do you find that dream house in which your family really feels at home?

You probably don’t know this, but 4 out of 5 house searches begin on the internet. You were probably tempted to do the same. And searching for a house on the internet is indeed very appealing. I mean, from the comfort of your soon to be ex-home you can take virtual tours of the available houses, see pictures of the neighborhood, check and compare prices, etc. You might even make up your mind before you get to the closest real estate office.

Most people decide which house to buy in the first two weeks after they begin the search, even more, a great number of people decide in the first two or three days! It’s advisable that you do the same. I mean, if you really like a house, go ahead and buy it. Taking too much time is not very beneficial, and usually people who do that are not really that determined to take this step.

When you go on your perfect house hunt, make sure you are equipped with a digital camera. Once inside, make sure that you take pictures of everything. Do the same with the surroundings of the house also, because a beautiful neighborhood is almost as important as a beautiful house.

You have to take into consideration many aspects when taking this step, as it could be a decision that will affect the rest of your life. Make sure that you notice the room’s design and features, the window size and placement, and the list could go on and on. If you can see any strange features, make sure you remember them and write them down. Also, take a look at the surroundings of the house. It’s very important to get a general idea about that, too. Although houses placed near parks (for example) could be more expensive, it may be a smart investment if you paid a little extra money for a good neighborhood.

While you are looking for that dream house, the best thing is to see a maximum of about 5 houses a day. If you take more tours than that, you might get saturated and an anxious and that could affect your choice. If you follow my advice and see no more than 5 houses a day, your mind will be made up naturally, and you will instinctively know which house you want to buy even as others are going through your scrutiny.

After a few days’ search, you will want to go back to the first houses you saw and start over again, this time with 3 or 4 houses which you considered to be the most appealing. You will see them with different eyes now, and you will be able to notice all their details. After all, a few days of house searching will have sharpened up your senses. In the end, your mind will already be unconsciously set on that dream house you always wanted. And as the majority of thefirst home buyers, you will be glad you decided to take this path.

Advanced process control has come to be a term synonymous with computer based technologies. Many companies use this process to help them with increasing their profits by improving the product capacity and minimizing expenses. Some companies have reported that they have cut their operating expenses by up to 6% once they started using advanced process control.

The exact meaning of advanced process control depends on what a company uses it for. It could mean cascade control features, a time delay compensator or optimization strategies. In layman’s terms it refers to using computer software to make things work smoothly and efficiently. Modern approaches to this system rely upon a study of system behavior and using process models.

Models of advanced process control

There are four models in advanced process control:
1. Mechanistic model – the structure of the final model that is desired can be either a lumped parameter or a distributed parameter. A lumped parameter uses ordinary differential equations while a differential parameter is used to describe behavior in one dimension and is much more complex. The mechanistic model of advanced process control is not financially feasible for most companies.

2. Black Box Model – this model describes the relationship between the system inputs and outputs. It can track trends in process behavior.

3. Qualitative model – this model is used when the process needs mathematical configuration or when the process is carried out at distinct operating systems.

4. Statistical model – this model describes techniques in terms of statistics. It provides information about the likelihood of something happening so that a solution can be found before a problem occurs. This model does not capture system dynamics. It does play an important role in analysing data so as to assist in higher level decision making.

Using one or more of these models helps companies to see where they can cut down on their expenditures and increase their profit margins.

Usually the bathroom is the most outdated part of the home, because quite often owners overlook it since it is not a highly-visible part and when renovations are done, the bathroom is one of the last things in the list. As a result of that, the bathroom is often neglected and on top of that it is subjected to the devastating effects of water and moisture. With a bathroom remodel, you can increase the overall value of your home and make you whole family happy, because the bathroom is not just the place you take a shower, it can help you ease the stress and relax. The bathroom remodeling has to be done in such way that it will match the style of your entire home. The process as a whole depends on several aspects like the available budget, space and the ideas you have. The average cost of a bathroom remodel is $9700 according to stats taken from Remodeling magazine. Generally, a bathroom remodel can be of two types. Smallbathroom remodeling and major remodeling, where the existing space is increased by knocking out walls.

When you have decided that you want to remodel your bathroom, here is a guide you should follow. First, decide on what exactly you want to improve. When you are on a tight budget, you need priorities and at the end you would probably have to drop a few of them. Do not forget that you are not obligated to do the whole thing at once, you can make your bathroom remodel in stages.

The next thing on the bathroom remodel agenda is to take precise measurements of the bathroom to get an idea of how you can make the most out of the space available. You must have a vision in your head of how you want your bathroom to look at the end.

Make a list of the things that bother you the most in your bathroom and try to scale them from one to ten. Once you’ve done that, the next step inbathroom remodeling is to start shopping for a new version of whatever that item may be. If it is a new tub, visit your local home improvement store and make your pick. Whatever items you select, always take into consideration their price and see if it will fit your budget. Before you start planning, decide what your final goal is, whether you just want to make minor repairs or give your bathroom a whole new look.

Redoing the floor is probably the most significant aspect of a bathroom remodel, simply because it has the biggest impact. Changing the look of the floor will make a huge difference in they overall look and feel of your bathroom. The options are ceramic tiles, granite, linoleum and baseboards. Granite and tile are recommendable, because they are long lasting, durable and easy to clean. Of course, when choosing the color you must have in mind the other items in the bathroom.

Home landscaping can add beauty and value to your home. The success factor lies in advanced research and planning so that your home landscaping design flows together in a beautiful backdrop that is pleasing to the eye and functional to the inhabitants. Consideration of plants that will work in your particular climate and coordination of your various elements will give you a home landscape that you can be proud of and enjoy for many years. But before you head to your local nursery, you want to take some time to think about what you want your end result to look like.

Pick A Theme

Home landscaping, just like interior decorating, requires that you select an overall theme or design that you can work every landscape element into. Do you love the look of climbing vines and rambling roses in an English garden? Or do you prefer the natural beauty of a mountain meadow? Is the laid-back color of a cottage garden more your style?

There are many books and websites available to give you examples of different styles of home landscaping. There are few activities more enjoyable on a wintry day in February than perusing the pages of home landscaping books! Once you determine the style you are working toward, you have narrowed your choices for plants and other design elements somewhat. With the huge selection out there for home landscaping, a little narrowing can be a helpful process. Begin a sketch of your design on paper, or use a computer software program that will help you design your home landscape like a pro.

Plan Your Design

The next step will be to research the types of plants that not only fit with the theme of your design but will also work well with your climate, soil type, and amount of sun your yard receives. Make a list of the plants that you are interested in and begin placing them within your plan. Other elements, such as paths, decks and patios, and a lawn will be added to your design plan as well. Keep in mind that, while a selection of plants will make your home landscape more interesting, a hodge podge of variety will not flow particularly well. A repetition of shape, color and texture will help link the various areas of your home landscape.

Home landscaping is an important element in the overall beauty of your home. With research and planning, your yard can become an oasis for you and your guests, and provide enjoyment to your family for many years to come.

Author: mellissaobrien

When building your home or redecorating, choosing your flooring is going to be one of the most important elements in giving your home its unique character, look and feel. Selecting the right flooring fore your home though, is not just as simple as choosing the look you want. There is so much more to take into consideration before you find the right floor for you.

Tip One – Think about the kind of lifestyle you lead before you pick your flooring. An extremely important thing to consider when choosing your flooring is its durability and toughness. If you have a large family and pets, hardwoods may not be the most ideal choice as they are not as durable as most floors and can tend to stain easily as well as being sensitive to water and humidity.

If you want something that is stain resistant and tough then laminates may be a good floor to consider. They have become a very popular choice these days. Many even come warranties for 25 – 40 years to guarantee their durability. Tiles are also good for durability and are easy to clean. Certain types of carpet can be great for durability as well but may be harder to clean.

Tip Two – Make sure you don’t get so caught up in how the flooring looks that you neglect to think about comfort. Carpet is great from children as it is a little more cushioned than other floors. Also take in to consideration the climate you live in. A wood floor may not be the best option if you live in a cold climate as it can get drafty. Carpets are a better choice for cold climates and you can even consider floor heating. Tiles and Laminate can also be cold although you can put mats over them

Tip Three – Choosing the right look for your home can be a challenge. Make sure you have an idea of the look and feel you want before choosing your flooring as it can make a massive difference. Hardwood was a popular floor for the wealthy in old times and still has a natural warmth about it that is just exquisite. It has a timeless classic look and there are many different types of hardwood to suit many home styles. Everything from the regal air of Brazilian cherry to the welcoming warmth and elegance of Maple hardwood.

Laminate looks very modern and sleek and ads sophistication and simplicity to any home.
Floor tiles can be of stone, slate, marble, ceramic, wood, linoleum or carpet and are available in a bewildering variety of shapes, sizes, colors and qualities that can be matched with almost any style of home.

An attractive floor matched with interiors of your house can drastically enhance the total look of your home so choose carefully!
Tip Four – One thing you want to know up front is how much cleaning and maintenance your flooring is going to need and how easy it is to clean and maintain. Hardwoods take a little more care. They need careful cleaning and maintenance where as most carpets require minimal care as do laminates and tiles. For rooms that get a lot of family use like kitchen and bathrooms, it is important that floors for these rooms are easy to clean. Linoleum and textured vinyl can be a pain as dirt can accumulate in the crevices and also, tiles with white grout can become stained and dirty looking. If hardwoods are kept in these areas it can be a pain as they don’t cope well with spillages and humidity.

Author: vacation now

Are you one of the people who want to turn their properties into successful vacation rentals, but still confused where to start from? Then read on, this article is just for you.

If you have a nice property to rent it out for vacations, then it s time to tell the whole world about it. Today, in this ‘online age’, you can easily introduce your vacation property to a large number of people who can be your potential guests.

It is really important that you provide more and more information about your vacation property as it is an important part to market anything. You can get a good insight when you put yourself in the shoes of the potential guest about what they may want and where they might look for. You should post enough information like anything from local restaurants to the historic attractions and from medical facilities to the theme parks. You might be thinking that one person may not ask so many questions like these, but then you forget that there are thousands of people who look for different kinds of information according to their taste and interest.

Now, first decide what amount of money you are willing to spend to advertise your vacation property? It is important to set the annual spend relative to the expected returns.

You can join the online property marketing sites and forums after them the rates for annual membership to display your property. Here an important thing to note is that suppose if your area is seasonal, then it become highly unlikely that you will go for the full one year listing at premium rates.

At the vacation property listing websites, you get the value for your money as they really work hard to expose your vacation home to thousands of vacationers globally. The online advertisement works much better compared to the print media as now it has wider reach to the people.

Also you can go for your own website. It may sound a bit difficult, but investing in this could boost the earnings. You can set up the website either with a simple design or opt for a big, glitzy one, the more you invest, the more you get. Initially the will have to compete with other countless sites to attract visitors; it may not be possible to beat the property marketing sites in terms of search engine rankings, but it is proven fact that owing a personal website shows a professionalism in the eyes of potential vacation guests.

You can mention the website name on your business cards and ads, it will really help. And if you decide to have your own website plus an ad space on a leading vacation property, then you can make it beneficial two ways. The ad on a property listing site will have the URL of your site, so the visitors will definitely visit your site from there too if they find the initial information interesting. So, having a personal vacation property website will always help to market your property.

Next point is that advertising on multiple sites always benefits as more people come to know about your property. Just look for the best available deals for price, traffic and other things.

Always plan the advertising in advance and not at the last minute before the available dates. It helps generate interest and bookings too.

Make sure the utilities work properly and add any extra comforts you can like DVD’s, books etc. Always remember that word of mouth works best for repeated business, so the more excellent service you give to the guests, the more guest you get through him.

Last, but not the least thing, keep in mind that first impression really matters. People spend their hard earned money on their vacations to have good times. You should show as much as possible photos of your property and they should be actual and clean. If a guest does not find an amenity that was advertised in the ad, then it is 100% sure that not only he will never return in the future, but also you will get a ‘bad word’ as he will post negative comments on the site about you and your property, so please refrain from such tricks.

San Francisco is an interesting city. It’s the thirteenth most populated city in the U.S. but when it comes to population density it’s ranked second.

It’s very expensive to live in San Francisco. The city’s property values have escalated to among the highest in the nation. However, San Francisco residents have the highest income in the country.

Since it’s so expensive to live in the city, middle class families have moved out and young, single, professionals have moved in.

To accommodate these affluent and childless denizens, a plethora of restaurants, nightclubs and bars have sprung up all over the city. In other words, there’s a lot to do in San Francisco after the sun goes down. (If you want things to do in San Francisco with children, click here.)

Following is an itinerary to utilize everything the nightlife in San Francisco has to offer. During your trip, you’ll tour several of the city’s unique districts and visit many of the city’s main attractions. It won’t take long for you to realize that the “City by the Bay” is just as exciting at night as it is during the day.

SOMA

As the sun sets on San Francisco, you find yourself standing in the SOMA district.

SOMA stands for “South of Market.” This area is located in the eastern part of the city and is home to San Francisco’s top art galleries.

As night descends, you browse through the latest exhibits at the San Francisco Museum of Modern Art (151 Third Street) and then at the newest editions to the Yerba Buena Arts Center (701 Mission Street).

Looking at art can make one thirsty, so you grab a cocktail at one of the many art-gallery-slash-cocktail-lounges. The Minna Gallery (111 Minna Street) and the Mezzanine (444 Jessie Street) are two of the most popular.

You can stay in SOMA for dinner, but tonight you’re out to see as much of the city as possible, so you continue on to your next destination.

Of course, if you had dined in SOMA you might have visited the Salt House (545 Mission Street) for some excellent American cuisine or the cozy Fringale (570 4th Street) for their exquisite French faire.

And if you had dined in SOMA, you probably would have visited the Supperclub (657 Harrison Street) afterwards. This ultra cool club has patrons dining on beds and sipping pricey cocktails while watching Cirque du Soleil-type shows. It’s a feast for the senses.

THE CASTRO

Your next stop is the Castro district-center of the city’s gay culture. It was here that Harvey Milk, recently portrayed in the movie Milk by actor Sean Penn, opened a camera shop and began his political activism.

You’re traveling to the Castro district to visit the historic movie palace, the Castro Theater (428 Castro Street). This theater shows new and old, domestic and foreign, and mainstream and independent films. It’s also quite the social hot spots for movie buffs.

After taking in a movie, you might want to dine at 2223 Restaurant (2223 Market Street). This affordable restaurant is known to have some of the best food in the city. If you’re not in the mood for American food, the Thai House Express on Castro (599 Castro Street) always receives rave reviews.

After dinner, you partake in some wine tasting at the Swirl on Castro (572 Castro Street). You not only taste wines that come from all over the world but you also browse their showroom full of gifts and wine accessories.

Next stop is the Bar on Church (198 Church). This legendary hot spot has trendsetting deejays, retro furnishing and a patio bar. It is the place to be when you’re in the Castro.

THE FILLMORE

You could hang out at the Bar on Church all night, but you have places to go and a rock band to see. You head north to the historic Fillmore (1805 Geary Boulevard) to catch your favorite band live on stage.

One of the cathedrals of America music, the Fillmore has seen legendary rock bands like the Grateful Dead, The Who, The Doors and The Jimi Hendrix Experience perform on its stage. Today, it books such diverse artists as Blondie, Eagles of Death Metal and DeVotchKa.

THE FINANCIAL DISTRICT

Wanting to relax after the high energy concert (and wanting the ringing from your ears to dissipate), you venture northeast and visit the Cigar Bar & Grill (850 Montgomery Street). You unwind with a nice Montecristo and some smooth Courvosier.

The Cigar Bar & Grill has a friendly, causal atmosphere and is one of the few places open late at night in the Financial District.

MISSION DISTRICT

The night is still young and you’re still thirsty. You venture down to San Francisco’s Mission District for a little bar hoping.

The Mission District is home to a slew of great neighborhood bars like the Thieves Tavern (496 14th Street), Elxir (3200 16th Street), 500 Club (500 Guerrero Street), Delirium (3139 16th Street) and Gestalt Haus (3159 16th Street).

The Beauty Bar (2299 Mission Street) is decorated with the salvaged interior from a Long Island salon. The bar offers music and cocktails seven days a week, but Thursday through Sunday you can get a manicure.

PRESIDIO PET CEMETERY

Now that you’re liquored up and your nails are nicely manicured, you decide it’s time to creep yourself out. So you drop in on the Presidio Pet Cemetery.

It was once the unofficial burial site for deceased pets belonging to families stationed at the Presidio-a former military installation but since 1994 it has belonged to the National Park Service.

Currently, the cemetery is closed to new members, but that doesn’t stop some grieving pet owners from secretly burying their departed loved ones. Of course burials at the Presidio now have to be done under the cover of night to avoid the wrath of law enforcement.

HAIGHT-ASHBURY

With the sun about to rise and a tear in your eye from reading Fluffy’s tombstone, you stroll into the Haight-Ashbury neighbor for some breakfast.

After all, where else can you go when you reek of smoke, alcohol and dead pets but the birthplace of the hippies?

You grab a coffee at the extremely laid-back Horseshoe Cafe (566 Haight Street). And then you have breakfast at Kate’s Kitchen (471 Haight Street). You had to wait for a table, but breakfast at Kate’s is always worth it.

Since the morning is still crisp, you take a leisurely stroll around Golden Gate Park before returning home.

OTHER ATTRACTIONS

The San Francisco Giants play at AT&T Park (24 Willie Mays Plaza). The park is located in the SOMA district and is surrounded by a bevy of restaurants and bars.

Civic Center/Tenderloin is San Francisco’s own theater district. There you’ll find the Curran, Golden Gate, Herbst, Orpheum and Warfield Theaters. It’s also the home to the War Memorial and Performing Arts Center, the San Francisco Opera (the second largest opera company on the continent) and the San Francisco Ballet.

Beach Blanket Babylon is a San Francisco institution. The zany musical spoof of pop culture performs at Club Fugazi (678 Green Street) in San Francisco’s North Beach district. Now in its 34th year, it’s the longest running musical revue in theatre history.

SAYING GOODBYE TO THE CITY BY THE BAY

Regardless of where you start or where you finish, San Francisco is rich in culture, arts and entertainment. The city is well organized, easy to navigate and teeming with vivacious nightlife.

While it’s possible to see a lot of the city in one night, it’s also possible to spend multiple nights exploring just one neighborhood. For these culturally rich and fascinating districts make San Francisco a truly unique American city.

“The Bed and Breakfast Experience” describes the differences offered by bed and breakfasts compared to hotels. Essentially you enjoy the amenities of a hotel with added personal touches. Someone once described a bed and breakfast as the next best thing to staying with friends. You are even greeted by name! There are no “cookie-cutter” aspects to a stay in a bed and breakfast – each home is as individual as its owners.

There’s somewhere for everyone to stay: you can choose from a downtown heritage home, waterfront guest house, country manor house, elegant inn, country cottage, contemporary home, farm or a woodland retreat.

It can be a daunting task to find reliably good quality accommodation when browsing through websites. Look for professional-looking sites: these reflect the qualities of the B&B. They should offer a website availability calendar with easy online reservations as well as a toll-free telephone service. Further, reputable bed and breakfasts often subscribe to organisations with inspection and approval standards. If you book with a bed and breakfast which meets these requirements you should be assured that you will not be disappointed. For example, in Canada the national ratings system, Canada Select, assesses amenities and quality of décor. 4, 4.5 or 5 Stars indicate the best quality.

Business travellers have traditionally sought their accommodation in hotels catering to their requirements. But things are changing with many bed and breakfasts now offering all their business needs free of charge: high-speed wireless internet, desks, telephone, computer and printer. The provision of free local telephone calls, free parking, free movies, free newspaper and free beverages make for savings – and that is not to mention an inclusive memorable breakfast. Themed unique furnishings and comfortable décor help to make the stay pleasingly memorable. There is, or should be, no sense of trespassing in someone’s home; privacy is paramount. The days are long gone when staying at a bed and breakfast entailed sleeping in someone’s spare room with basic amenities (possibly including a tired shag carpet) and a shared bathroom “down the hall”!

The B&B is typically a private residence whose owners choose to have this business lifestyle because they enjoy meeting people. A high level of service with an attention to detailed is almost guaranteed; after all, their livelihood depends on it. Some welcome families, others pets, whilst others are adult oriented. Your hosts gladly provide insights into the areas tourist attractions and activities, restaurant recommendations as well as tips and local secrets. The inclusive breakfast has local produce, fresh jams, delicious baked goods and mouth-watering specialties.

Many bed and breakfasts are in attractive older homes oozing charm furnished by antiques, while others offer modern crisp elegance and contemporary art. Luxuriate in fine linens on a comfortable bed, soak in a two-person bubbling whirlpool bathtub and snuggle up in armchairs to enjoy the ambience of a fireplace – just the place for a romantic or quiet break. Beautiful gardens are often a feature too for quiet relaxation. Smaller boutique hotels are now incorporating some of the successful qualities of bed and breakfasts into their renovations.

If this is to be your first bed and breakfast experience it very likely will not be your last.
